The old core near Pecan Street and the 1980s and 90s subdivisions around it, Windermere, Gatlinburg, Springbrook, were built with closed kitchens, a breakfast bar cut into one wall, and a soffit over the uppers. In the older houses the wall between kitchen and living comes out on an engineered beam, the soffit goes, the panel gets upgraded, and we can scope the under-slab drain with a camera while we are there, because finding a broken line after the cabinets are set is the expensive version.

In Falcon Pointe and Blackhawk the bar comes off the island and the island gets rebuilt one size up. The corner pantry becomes straight cabinetry or a shallow walk-in. Cabinets run to the ceiling, a vented hood replaces the microwave, and light goes in layers. Many of these kitchens open to a family room with a 45-degree fireplace, and we draw the island so it lines up with that room instead of fighting it.
